The fundamentals
Cayce is small, walkable in places, and quietly appreciating on the back of the Riverwalk and Knox Abbott investment. It is one of the few Midlands submarkets where a genuinely good renovation gets rewarded at resale rather than capped by the comps.
Cayce sits on infrastructure. A utility headquarters, a major rail classification yard and the airport corridor give a small city an employment base far larger than its population would suggest. The headquarters of the state's largest electric and gas utility is here, along with one of the significant rail yards in South Carolina and the employment cluster around Columbia Metropolitan Airport.
What you are buying
You are mostly buying tidy 1940s–1960s cottages and ranches in Old Cayce, larger lots toward Dixiana, and a slow trickle of renovation-driven resale along the Avenues. Recurring renovation items here are original galvanized plumbing, 60-amp and 100-amp panels, asbestos-containing floor tile and siding in mid-century stock, and crawlspaces that need encapsulation.
Submarkets worth knowing: Old Cayce, Granby, Avenues, State Street, Knox Abbott corridor, Airport Boulevard and Dixiana. Comp within them, not across them. Schools run through Lexington School District Two, which moves both rent and resale.
Old Cayce comps are tight and block-specific. Two streets apart can be two different markets, so pull comps narrowly here.

- Scope the work with the local recurring items already on the list.
- Price the hold — taxes, insurance, utilities, financing.
- Price the exit — sale costs, or realistic rent to the tenant pool that actually exists here.
- Then decide what you can pay.
Rental demand in Cayce comes from airport and logistics workers, young professionals priced out of the Vista. Shift schedules rule. Utility, rail and airport work all run outside normal business hours, which means the local labor pool is available at unusual times and unavailable at the times retailers want. Renovate for that, not for a photograph.
Cayce in context
Small and independent, strung along Knox Abbott Drive and State Street. Diners, barbers, repair shops, a handful of professional offices. Very few chains, and almost nothing that would be called a corridor.
Small enough that the same faces appear at council meetings, the ballfields and the river cleanups. Municipal services are hyper-local and residents expect to be able to reach someone by name.
Freight trains are part of daily life here. Cayce is a rail town as much as a river town, and long-time residents time their errands around crossings the way other people time traffic lights. Underwrite the market you are actually in, not the one in the podcast you listened to.
